Site Location and Context
The application site is located adjacent to the eastern built-up boundary of Wellesbourne, a large village (main rural centre) within the Stratford-on-Avon District that is a suitable location for housing development. The site, which extends to approximately 2.4 hectares comprises a single parcel of agricultural land that has historically been used for grazing.
The majority of the site is located within flood zone 1 with a small section to the north-east being in flood zone 2. Flood zone 2 will be taken into consideration during the design process to ensure a sustainable development is applied for and no development is impacted by this flood zone. It is important to note that the site’s north-western boundary is adjacent to a conservation area and so the design of the proposal will respect and maintain the character of the adjoining area.
The site is bound by existing residential development along Lowes Lane and Chapel Street to the northwest, with further residential streets such as Walton Road, Grantham Road, and Macaulay Road forming part of the established suburban character of Wellesbourne to the southwest. To the east and southeast, the land transitions into open countryside, providing a soft rural edge to the settlement. The River Dene lies to the northeast beyond a belt of mature vegetation, contributing to the area’s landscape character.
The surrounding uses are predominantly residential, mixed with community, educational, healthcare, and commercial facilities. These uses reinforce the site’s integration with the existing built-up area of Wellesbourne.
Wellesbourne benefits from a range of local amenities and services all within walking or cycling distance of the site, including shops, schools, health facilities, and employment opportunities. Regular public transport services operate from the village, providing connections to nearby towns and railway stations. As such, the site represents a sustainable location for new housing, enabling future residents to meet daily needs without reliance on private car travel.
In summary, the site forms a natural and sustainable extension to the existing settlement boundary of Wellesbourne, well-related to surrounding development and within easy reach of key services and transport infrastructure.
