Welcome to this public consultation website which presents an emerging proposal by Top Lamp (UK) Limited for the development of Land north of Walton Road, Wellesbourne, CV35 9JB for residential development.

The emerging proposals envisage in the region of 48 dwellings, to include open space with a network of green and blue infrastructure, sustainable drainage and associated works.

The housing crisis that is upon us, has been recognised and accepted for some time now, yet local politics all too frequently restricts new development from coming forward. This government appears determined to address the problem through increasing housing supply.

Whilst the provision of new housing can be an emotive topic for many, the facts speak for themselves;

  • The average house price within the Stratford-on-Avon district is £393,000 (ONS, April ‘25).
  • The average house price in Wellesbourne over the past year is £358,135 (www.rightmove.co.uk)– This price restricts many people from affording a home to live in.
  • The average house price paid in the Stratford-on-Avon district by First-Time Buyers is £307,000 (ONS, April ‘25).
  • The average private rent in the Stratford-on-Avon district is £1084pcm (ONS, May 25).
  • The average age for a First-Time Buyer is 34 UK.

This proposal aims to help address the housing crisis and provide an opportunity for people seeking to buy a home to live in. The proposed scheme includes the provision of both market and affordable housing granting multiple ways for people to access the property ladder.

This website forms part of a wider consultation being undertaken by Top Lamp (UK) Limited and provides information on the proposals as they emerge, included on the website is an online survey.

We would welcome your feedback on these proposals before Wednesday 4th February 2026. Your feedback will be considered by the project team before the scheme is finalised and an application is submitted to Stratford-on-Avon District Council.
